Garden room roof design the 2 5m rule october 25 2016 from the conversations we have had with many of you we know that you are hoping to make use of the permitted development rule that allows a garden room no higher than 2 5 meters to be positioned within 2 meters of the boundary without the need for planning permission. Garden rooms higher than 2 5m have to be positioned at least 2 meters from each boundary. So that is why flat roof garden rooms are popular. Flat roofs are sometimes criticised because unlike a pitched roof there is no cavity between the room below and the roof.

This rule makes a 2 5 meter building a desirable choice particularly if your garden is small. The reality is that no garden room should have an absolutely flat roof overwise it will be destined for problems.
